Where to stay for Eden Park
New Zealand's largest stadium sits three kilometres from the city centre in a residential suburb with essentially no parking. Half the crowd leaves by train. In March 2024, that did not work.
Kingsland, Morningside or Mount Eden. You walk home in five to thirty minutes and none of the rest of this page applies to you.
The CBD is fine on any night except Sunday — and even then, the three-kilometre walk is more reliable than the train queue.
For a Sunday show, sleep within walking distance or have a plan that isn't rail.
Before you book anything: Sunday shows and Sunday trains do not match
In February 2026 the Government changed Eden Park's planning rules to allow concerts on any day including Sunday, running up to eight hours and finishing by 11pm. It was framed as growth for Auckland, and for most nights it is.
But Sunday is also the night Auckland's rail service ends earliest — westbound somewhere between 22:25 and 23:25. We read the timetable three times and got two different answers, so we will not print a false minute. What is certain is the direction: on a Sunday, service dies materially earlier than any other night.
Against an 11pm finish, that means scheduled rail does not get you home in either direction. Nobody appears to have connected those two facts publicly. Bruno Mars on Sunday 14 March 2027 is the first concrete case.

What happened after P!nk, and why it can happen again
In March 2024 P!nk played two nights here to more than a hundred thousand people. On the Friday, about 22,000 of the 45,000 present tried to leave by rail — sixteen thousand from Kingsland, six thousand from Morningside. Fans reported waits of forty minutes to an hour on packed platforms, crowds stretching down staircases into the streets, and in one case two hours to reach the city. At least one service ran as a three-car train when six-car sets were available.
Auckland Transport said waits were no longer than forty-five minutes, and apologised for some longer ones. By the Coldplay shows the operation was visibly better organised — up to a hundred extra buses, more rail capacity, an explicit directional split.
But the two structural constraints are still there. Level crossings cap how many trains can run, because more trains means more road closures. And there is no train stabling near the ground, so every additional service has to run empty from Swanson first. Neither was fixed by the City Rail Link, which added central-city capacity rather than sidings at Morningside. Plan as though it could recur, because nothing has been done that would stop it.

Area by area, with the trade-offs
Kingsland — Walk home
Suits: Anyone booking a Sunday show. It is the only answer that survives the timetable.
Very little formal hotel stock — the inventory here is short-let apartments and B&Bs rather than branded hotels, which is why it sells out first. Loud on event nights, which is either the point or the problem.
Morningside — Walk home
Suits: The same logic as Kingsland, usually a little cheaper, and you are already at the station everyone else is walking to.
Less to do on your doorstep. Stock is thin here too.
Mount Eden — Low-risk pick
Suits: People who want somewhere pleasant to wake up without gambling on a train.
The far end of Mount Eden is a real walk after eleven at night. Book the end nearer the park and check on a map before you commit.
Auckland CBD — Deepest stock
Suits: Most visitors, most of the time — provided they are willing to walk.
You are in the sixteen-thousand-person train queue, or you are walking 3km. Since the City Rail Link opened you can at least alight at Te Waihorotiu or Karanga-a-Hape instead of fighting the old Britomart crush.
Ponsonby — Best evening
Suits: Anyone pairing the gig with a proper night out.
No train. This is a walking and car suburb, which is fine if you will genuinely walk it and expensive if you will not.
Newmarket — Check the last bus
Suits: People who want the city without the city centre.
Newmarket is on the South City Line, not the East West Line, so there is no direct train from Kingsland. Everything rests on the last 64, and late-night frequency is the open question.
Places to stay
One honest gap worth naming: Kingsland and Morningside have very little formal hotel stock. The inventory closest to the ground is short-let apartments and B&Bs rather than branded hotels. That scarcity, more than price, is why the immediate area goes first.

Every way out, ranked
1. Walk to the CBD Reliable
Three kilometres, 35 to 45 minutes, largely along New North Road and Karangahape Road through populated, lit areas.
The catch: It requires no timetable, no promoter opt-in, no surge price and no queue — which makes it the single most reliable plan on this page. On a Sunday it may be the only one that works. Pack shoes you can do 3km in.
2. Train from Kingsland — city-bound only Usually fine
Kingsland station is 400 metres from the ground, about five minutes on paper and ten with crowds. After events, city-bound trains use both platforms.
The catch: There is no westbound service from Kingsland after an event. Evening headways are thirty minutes, so the last train is not the constraint — capacity is. Half the crowd uses rail.
3. Train from Morningside — westbound Usually fine
Ten to twelve minutes on foot, and after events westbound trains use both platforms here.
The catch: Sunday is the problem. Westbound service ends between about 22:25 and 23:25 — we could not pin the minute and will not invent it — against a show permitted to run to 11pm.
4. Special event buses Usually fine
Run for selected events from the city centre and other hubs. Returns leave from the Eden Park Bus Hub at the south-west corner for North Shore services, and New North Road for city services. Scheduled routes 24B, 24R, 22R, 22N and 20 serve the city centre; route 64 serves Newmarket.
The catch: Nobody publishes how long after a show they keep running. Treat it as an operational intention rather than a guarantee.
5. Rideshare Not a plan
Two official zones, allocated by which gate you came in: Dominion Road between Bellwood Avenue and Walters Road for entries E and D, and Morningside Drive for A, B, G, F, Q and J.
The catch: Drivers cannot reach the stadium — the roads close. Fifty thousand people funnelling into two pick-up streets means surge and long matching times. Walking fifteen or twenty minutes towards Mount Eden or Ponsonby first is materially faster.
6. Driving and parking Useless
There is essentially no public parking at Eden Park. A residential permit scheme covers the surrounding streets from three hours before an event until one hour after, and vehicles in traffic management areas may be towed.
The catch: This is the one to avoid outright. See the note below about men in hi-vis vests.
When to book
The number to act on is 272 days. That was the average hotel booking lead time around the Coldplay shows here — nearly double the year before — with average daily rate reaching NZ$543, up 54%. People book Auckland rooms when a tour is announced, not when they buy the ticket.
The extreme case was the Metallica night, when Booking.com showed seven hotels left in the city, from NZ$1,399 to over NZ$10,000. Worth the caveat that this collided with a large international conference, so treat it as what a collision looks like rather than what a concert costs. On the same night, Airbnb rooms stayed under NZ$200 — the alternative-accommodation market decouples badly under a spike, in your favour.
Auckland is not oversupplied, but more than 5,700 hotel rooms are in the pipeline across 2026 and 2027, and June 2026 occupancy was 60%. There is slack in the base. There is none on an event night.
Things that will catch you out
Sunday shows and Sunday trains do not match
In February 2026 the Government granted Eden Park permission to run concerts on any day including Sunday, finishing by 11pm. Sunday is also the night rail service ends earliest — westbound somewhere between 22:25 and 23:25. Nobody has joined those two facts publicly. Bruno Mars on Sunday 14 March 2027 is the first concrete case: if you are going to that show and not sleeping within walking distance, work out your way home before you book anything.
Kingsland is city-bound only after events
Going west, you must walk to Morningside — there is no westbound service from Kingsland once the crowd control is in place. People miss last trains standing on the wrong platform.
It has failed here before, and the cause was not fixed
After P!nk in March 2024, about 22,000 of 45,000 attendees tried to leave by rail — 16,000 from Kingsland and 6,000 from Morningside. Fans reported 40 to 60 minute waits on packed platforms, one reported two hours to reach the city, and at least one service ran as a three-car train when six-car sets were available. Auckland Transport said waits were no longer than 45 minutes and apologised for some longer ones. The underlying constraints — level crossings that cap frequency, and no train stabling near the ground so every extra service runs empty from Swanson — were not addressed by the City Rail Link.
The man in the hi-vis vest does not own the car park
At an Ed Sheeran show here, someone in a hi-vis vest with a $20 parking sign directed drivers into a Kingsland carpark he had no right to sell. Fans paid $20 cash or $25 by transfer, came out to find their cars gone, and paid around $350 each to get them back. Witnesses described a team working New North Road. If there is no signage, no machine and no app, it is not a car park.
Free travel is the promoter's choice, not a rule
Public transport is often included in the ticket price, but it is an opt-in the promoter pays for, and the start time varies — 2:30pm for Metallica, 3pm for Coldplay. Check the Auckland Transport page for your specific show rather than assuming.
A4 bags, no cash, no pass-outs
Bags must be A4 or smaller, 21cm by 30cm, and larger ones are confiscated rather than stored. The venue is cashless. And there are no pass-outs — once you leave you cannot re-enter, so the nip-out-for-food plan does not exist. Umbrellas and prams are banned; water bottles are allowed but caps are removed.
Book when the tour is announced, not when you buy the ticket
For the Coldplay shows, average daily rate reached NZ$543, up 54% year on year, and the average booking lead time stretched to 272 days — nearly double the year before. Take a layer you will not want at seven o'clock
An 11pm finish means standing outside at 13 to 15°C in a stadium built for wind, often after a warm evening. November and March average highs of 19 to 21°C hide that drop. And umbrellas are banned, so a hooded jacket is the only workable answer to rain.
